Living, water, growth.

Hamburg is expanding. The demand for living space is unbroken. The City Süd district is slowly but surely developing from a purely office location to an attractive residential and business district. At Nagelsweg, thanks to its central site beside the Mittelkanal waterway, attractive opportunities are opened up for the realisation of urban residential construction with direct links to culture and leisure.

The office building was only 25 years old and still in good structural condition. It was too good to simply demolish. We retained the water-impermeable cellar and gave it two additional new functions. Firstly it served as a waterproof building pit for the demolition and new construction, and then it became a new basement storey and underground garage.

We were able to keep the partial upgrading of the existing pile foundation to a minimum. Together with the building owner, we also succeeded in defying the awkward conditions of construction among existing structures. Now the available site area beside the Mittelkanal has been optimally utilised for a total of 7 new buildings with over 200 attractive apartments on the waterside.  

The structural design concept was a success. We were delighted to have overcome the technical challenges of the planning, and the building owner was delighted at the resulting cost savings in the building pit and dewatering.
